What floor plans are available at 7 Riverway?
7 Riverway offers a variety of spacious floor plans, including one-bedroom, two-bedroom, and penthouse residences. How does package delivery work?

Do the apartments have high-speed internet access?
All apartments are pre-wired for high-speed internet access. Residents can choose from AT&T Fiber and Phonoscope. To install Wi-Fi in-unit, residents should schedule direct appointments with the provider of their choice. We happily provide high-speed Wi-Fi in the common areas free of charge.
Is there bike storage available on the property?
Yes, 7 Riverway offers secure bike storage and repair onsite, located on level B of the community. Please coordinate with our concierge staff for access to this area.
Are there laundry facilities in the complex?
Yes, all apartments are equipped with in-unit, full-size washer and dryer facilities for your convenience.

Application and Leasing
What are the income requirements to qualify for an apartment?
To qualify, your income should be at least three times the rent amount.
Does 7 Riverway offer affordable housing options?
7 Riverway does not offer income-based affordable units at this time.
How do I renew my lease?
Our team will send you a notice for renewal 90 days before your lease expiration. To renew your lease, please send us an email indicating your desire to renew at least 60 days before your lease ends, and we will provide you with an updated lease agreement. We would be sad to see you go but if you do not wish to renew your lease, we will provide you with move-out instructions, your final move-out date, and your final balance owed.
Is renter's insurance required?
Yes, renter’s insurance is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy. For more information, please contact our leasing team.
Can I sublease my apartment?
No. We do not allow subleasing to ensure the comfort and security of all our residents.
What is the lease term for the apartments?
We offer flexible lease terms ranging from 12 to 16 months, giving you the freedom to choose what best suits your needs. Ask us today about available units.
What documents do I need to provide for the application process?
To start your application, you’ll need to provide a valid ID and proof of income. These documents help us verify your eligibility and ensure a smooth leasing process.
How do I apply for an apartment?
Once you have found your desired floor plan on our website, you can submit an application via our online portal. Or just give the leasing office a call, they are happy to answer any questions you may have.

7 Riverway is a smoke-free community. Smoking is prohibited in all apartment homes and common areas.

Fees and Payments
Are there other fees, such as monthly amenity fees or technology fees?
No, we do not charge monthly amenity fees or technology fees.
How can I pay my rent?
You can pay your rent conveniently through BILT in our resident portal. We accept online payments via credit card, debit card, or bank transfer. For more details, contact the leasing office.
Which Wi-Fi providers can I use?
You can choose from AT&T or Phonoscope for your Wi-Fi/Cable services.
Are utilities included in the rent?
Utilities are not included in the rent and are billed separately, allowing you to manage your usage and expenses independently. Residents need to set up their utilities prior to moving in.
How much is the security deposit, and when is it due?
The security deposit varies by apartment type: $800 for a one-bedroom and $1000 for a two-bedroom. It is due when you apply for your new home.
Maintenance and Requests
How quickly are maintenance issues addressed?
Non-emergency maintenance requests are typically addressed within 1-2 business days. Emergency issues, such as water leaks or electrical problems, receive immediate attention.
How do I submit maintenance requests?
Maintenance requests can be submitted through our RentCafe Resident Services portal or our Lively, our resident app, at any time. For urgent issues, please call our emergency maintenance team at (713)840-8439, available 24/7 to ensure timely assistance.
Move-In and Move-Out Support
How long does it typically take to receive the security deposit refund?
A refund will be issued within 30 days of moving out in the form of a check.
What is the process for moving out?
When you’re ready to move out, please return your keys to the leasing office during office hours so we can process your move-out on the same day. We cannot complete your move-out until we have received the keys. Once you are out of the unit, the team will inspect the unit and determine any damages and repairs required.
How much notice is required before moving out?
The leasing team will contact you 90 days before your lease is almost up. A 60 days’ notice is required before moving out. Be sure to submit your notice in writing to the leasing office.
What happens if I need to break my lease?
If you need to break your lease, please contact the leasing office. They will guide you through the available options, which may include early termination fees and other conditions based on your specific situation.
Are there any restrictions on decorating or modifying the apartment?
You’re welcome to decorate your apartment to make it feel like home! However, if you wish to make any modifications, please seek approval first. You are responsible for any damages which will be deducted from your security deposit.
Are there services to help with the move-in process?
7 Riverway provides access to elevators and loading docks to assist with your move. The leasing office also has some moving dollies available for check-out. Please coordinate with our concierge team to schedule your move-in.
Are there move-in or application fees?
Yes, an application fee is required to apply for an apartment. Please contact the leasing office for the current fee structure and any move-in promotions.
Parking
Are there EV Charging stations?
Yes, we have universal Tesla Charging stations available in our garage for resident use.
Is parking available? Is there an additional fee for parking?
Yes, we offer secure gated garage parking for residents. Visitors and guests can park in the guest parking garage.
Pets
Is there a pet deposit or a monthly pet fee?
Yes, there is a required pet deposit along with a monthly pet fee. The exact amount depends on the type and number of pets. Contact the leasing office for specific fees.
Do you allow pets in the apartments?
Yes, 7 Riverway is a pet-friendly community, allowing both cats and dogs. Some breed restrictions may apply, so please check with the leasing office for details.
